Flats & mansion flats in Hammersmith

Flats across W6 — red-brick mansion blocks, terrace conversions, and the newer stock around the Broadway.

Hammersmith is a flat district three times over — mansion flats, conversions and new build — and they are not variations on one job. They are three different days.

Mansion flats

The red-brick blocks around Brook Green and towards Barons Court. High ceilings, generous rooms, a wide communal stair, and frequently a lift installed decades after the building, sized for people rather than furniture.

So the question is never "is there a lift". It is whether a wardrobe fits in it, and if not, how many flights the alternative is. Both are settled at survey with a tape measure.

Conversion flats

A Victorian terrace divided into two or three. The original stair stays, along with its turn, its half-landing and the newel post at the bottom that everything has to swing around. Lovely buildings; unforgiving geometry.

What we ask before pricing:

  • Which floor, and whether the stair turns
  • The width at the tightest point, usually the half-landing
  • Whether the entrance is shared, and whether there is a gate or a step up
  • Where a vehicle can legally stand, and for how long

Newer blocks

Around the Broadway and the redeveloped sites. Loading bays, service lifts, and a managing agent who wants the move booked in advance — sometimes with proof of insurance and lift protection fitted first. Easy days, provided the paperwork happened a week earlier.

Shared space

Communal halls, stairs and lifts belong to everyone in the building. Protection goes on, the route stays passable, and the job is finished without your neighbours having to think about it.

Flat move questions

What is a mansion flat move like?

Generous rooms, a wide communal stair, and frequently a lift that was never meant for furniture. The building is easy; the lift is the question.

What about conversion flats?

A terrace cut into flats keeps the original stair — built for a household, not for two sofas and a wardrobe. We measure the turn before pricing.

Do you need to speak to the porter or managing agent?

Where there is one, yes, and earlier than you would think. Some blocks require a booking, proof of insurance, or lift protection fitted before anything moves.

Is the newer stock easier?

Mostly. Proper loading bays, service lifts and somewhere to stand — with a booking process rather than a physical constraint.

Will communal areas be protected?

Yes. Your neighbours did not agree to your move: edges get protection, the stair stays passable, and the front door is not propped open longer than the carry needs.

Moving out of a W6 flat?

Tell us the floor, whether the stair turns, and whether there is a lift that takes furniture. That settles most of it.
